First Home Buyer Document Checklist

First home buyer files need the standard income and liability documents plus deposit evidence and grant eligibility paperwork. Collecting the full pack at fact find avoids delays on what is often the client's first property purchase.

Documents to collect

Two most recent payslips

Confirm employer, pay period, gross, net, and YTD. Annualise the YTD.

Three months of bank statements (all accounts)

Identify salary credits, verify genuine savings history, and check for red flags.

Genuine savings evidence (3+ months of deposit accumulation)

Confirm the deposit meets the target lender genuine savings requirements, typically at least 5 per cent of the purchase price accumulated over three months or more in the borrower's own accounts.

Gift letter and donor bank statements (if deposit includes a gift)

Confirm the gift is non repayable, the donor has the funds, and the letter meets lender requirements.

Credit report

Pull early to catch defaults or enquiries the client may not be aware of.

Confirm name, address, and expiry match the application.

Confirm purchase price, settlement date, deposit paid, and special conditions.

First Home Owner Grant application (if eligible for a new build)

Confirm eligibility against the current rules and price caps in the relevant state or territory.

First Home Guarantee place confirmation (if applicable)

Confirm the place has been reserved and the property meets the scheme price cap for the location.

  • Check grant and concession eligibility before quoting funds to complete
  • If the deposit includes a gift from family, collect the gift letter and donor statements upfront
